Clinique La Prairie Opens in Phuket Next Month, Inside an Estate Built Around It.

In November, Clinique La Prairie opens its first health resort in Southeast Asia, at Tri Vananda in Thalang, Phuket. For anyone weighing Phuket wellness residences, this is the clearest signal yet of where the top of the island is heading: a Swiss longevity clinic founded in 1931 has chosen a 960,000 square metre estate of forest and lakes in the middle of Phuket, and the private pool villas around it are for sale. Tri Vananda is one of my favourite estates on the island, and I have been waiting for this month.

What opens next month

The Health Resort by Clinique La Prairie is the centre of the estate. The partnership between Clinique La Prairie and Montara Hospitality Group, the Thai group behind Trisara, was announced in April 2024. The resort takes bookings now and is scheduled to open in November 2026.

The published facilities run to 40 private pool villas for guests, a 50-metre lap pool, a Technogym fitness floor, a reformer studio, a spa with cold plunge and salt room, and a medical centre with MRI and CT imaging. More than 15 doctors are to be on site, covering internal medicine, cardiology, neurology and nutrition among others. The estate is organised around what the clinic calls its four pillars: medical, wellbeing, movement and nutrition, each with its own building, and a Longevity Plaza at the heart of it.

Programmes are seven days and six nights, priced from CHF 14,900 to CHF 31,800 depending on the focus, with two shorter three-day stays from CHF 9,900. Those are the clinic’s published rates, not mine.

Why a Swiss clinic chose the middle of Phuket

Tri Vananda sits at Thep Krasattri in Thalang, about 20 minutes from the airport and about 10 minutes from the nearest beach. It is inland on purpose. The estate is built around lakes and wetland, with walking trails through the forest, kayaks on the water and an organic farm, and the architecture is low and timber and spread thin across the land.

This matches what I see. The clearest change in Phuket over the last few years has been the wellness and long-stay crowd. The buyers I meet, the people I talk to at networking dinners and the people I run into at the sauna are increasingly here for a month or two on a health trip, or have moved full time for it, from Singapore, Hong Kong, Europe and America. A clinic of this standing does not open where that demand is hoped for. It opens where it already exists. Phuket got it ahead of anywhere else in the region, and that says more about the island than any market report I have quoted this year.

A residential estate built around a clinic

Most branded residences in Phuket are built around a hotel. Tri Vananda is built around a health resort, and the residential villas are sold as part of that community. The estate offers two, three and four bedroom pool villas, and the pitch is multigenerational: grandparents, parents and children on one estate with the medical and wellness facilities in walking distance.

That changes what a buyer is paying for. On the coast, the premium is the sea view and the beach club. Here, the premium is the clinic on the doorstep and the land around it. The question for a buyer is what a resident’s relationship with the clinic is in practice: how programmes are booked, whether residents have priority or preferential terms, and what the ongoing fees cover. That is a conversation to have with the sales team and to get in writing before you commit.

One plain caveat. The residential villas are sold off-plan from renders, and the images in this post are renders, so the finished estate will differ in its detail and completion dates are the developer’s to confirm.

What it means for a buyer

The clinic is the amenity, so price it like one. Ask what a resident actually gets: access, booking priority, pricing. A branded hotel residence tells you what the hotel does for you. Expect the same clarity here.

The trade is the beach. Ten minutes to the nearest beach is not beachfront, and the island’s beachfront branded residences will always hold that card. What you get in exchange is land, quiet, lakes and a clinic. Decide which you want before you view, because the two do not compete on the same terms. I have written about how the Minor branded residences in Phuket are structured if you want the coastal comparison.

Structure and track record before price. Montara runs Trisara, so there is a delivered operation to look at. The ownership structure of the villa itself still has to be reviewed by a Thai lawyer, and I can introduce one. My piece on Thai company villas and the nominee crackdown covers why that matters.

What it means for an owner

If you own in Thalang or anywhere in the centre of the island, the buyer looking at your area has just changed. A longevity clinic of this name brings people who stay for weeks and return every year, and some of them will want to own nearby rather than in a resort villa. A resale in this part of Phuket should say what it offers that buyer: space, quiet, drive time to the clinic and the airport.

If you own a branded residence on the coast with its own wellness facilities, the comparison set has just become sharper. A listing that says “spa and gym” is no longer enough. Say what the facilities actually do and who runs them.

The read

A Swiss longevity clinic with 95 years behind it opens in Phuket next month, inside a residential estate designed for it from the start. That is good news for the island, and it is the kind of operator Phuket has been working toward since the first branded residences arrived. For a buyer who wants to live well for a long time rather than holiday for a fortnight, this is the estate to understand. For an owner, it is a reminder that Phuket’s top end is increasingly judged on the operator as much as the view.
