ICONPHUKET Ends the Drive to Town for Cherng Talay. The Junction Is the Trade.
Siam Piwat, the group behind Siam Paragon and a joint owner of ICONSIAM, has announced ICONPHUKET: a ฿10 billion retail and entertainment destination opening in 2029 in Si Sunthon, at the top of Cherng Talay. For anyone living around Cherng Talay, Bang Tao and Layan, it is very good news. The easy reading is that it lifts every price nearby from today. It does not. It opens in 2029, and its visitors will arrive at the junction this end of the island already queues at.
What Siam Piwat announced
ICONPHUKET is Siam Piwat’s first development outside Bangkok. The group is investing ฿10 billion, about USD 300 million, and is targeting an opening in 2029.
It will be the centrepiece of Synthesis Ark, the Vanich family’s CV Group project on Thepkrasattri Road. Synthesis Ark covers 491 rai between the airport and Phuket Town, with a stated value of ฿50 billion, about USD 1.5 billion. The masterplan includes housing, offices, hotels, retail, schools and wellness, with the first phase due for completion by 2032.
Siam Piwat describes ICONPHUKET as a retail and entertainment destination with 12 attractions, none of which it has detailed yet. It says a third of the project will be entertainment and attractions, and more than 40% green and outdoor space. Construction on The Nexus, Synthesis Ark’s first district, was already under way in September.
Read the ICONPHUKET visitor figure carefully
The headline number is 80,000 to 100,000 visitors a day. That is Siam Piwat’s projection, not a count. It also projects 50,000 to 80,000 jobs from construction through to full operation. Both are company figures for a building that does not yet exist, and I would treat them as an ambition.
What I take seriously is who is saying it. Siam Piwat built Siam Paragon and is a partner in ICONSIAM. A group with that record does not put ฿10 billion into its first project outside Bangkok on a whim. The exact visitor number matters less than the fact that it chose this site.
Why this matters for Cherng Talay
I wrote about Synthesis Ark last month, in my piece on the expressway and the two roads this end of the island depends on. Back then it was a masterplan and a family deciding the time had come. It now has an anchor tenant with a track record.
Here is what changes on the ground. Boat Avenue and Porto de Phuket cover a lot of daily life around Bang Tao. For anything bigger, a proper shopping day or a day out with children, you drive into town to Central Phuket. ICONPHUKET puts that kind of destination at the top of the road instead.
That shifts how this part of Phuket works as a place to live, not just to holiday. Families, people working from home and long-stay tenants judge an area by what is within reach on a weekday. A major destination a short drive up Srisoonthorn Road answers a question buyers ask me often: what do you actually do here when it rains?
It also changes the story of Si Sunthon. In the expressway piece I called the inland stretch around the Robinson junction the affordability belt, where people priced out of the coast are moving first. Until now the case for it was price and the back roads to the beach. From 2029 it has a destination of its own on the doorstep.
The junction is the trade
Synthesis Ark sits on Thepkrasattri Road in Si Sunthon, close to where Srisoonthorn Road leaves the Robinson junction for Cherng Talay, Surin and Kamala. That junction is already one of the worst on the island at school-run time and late afternoon.
A destination planned around tens of thousands of visitors a day will add to it. Some of those cars will come from the airport and Phuket Town. Plenty will come from the coast, using the same two roads everyone else uses.
The expressway’s Phase 2 design shows exits that would let traffic skip that junction, but Phase 2 has no Cabinet approval yet. So for now I would assume ICONPHUKET opens onto today’s roads. It is still a good trade for the area. It is just a trade.
What it means for a buyer
Do not pay for 2029 today. If a price only makes sense because of ICONPHUKET, it is too early. Buy on what the property is worth with the roads and shops that exist now, and treat the opening as upside.
Look at where the traffic will go. A home that reaches the beach and the village without passing the Robinson junction gets more useful as Synthesis Ark fills up. One that sits on the approach to it may feel busier, not closer.
Si Sunthon is now a different decision. It was a price decision. It is becoming a lifestyle one as well, for people who want space, schools and a destination nearby rather than sand at the gate. Choose the building and the access as carefully as ever.
What it means for an owner
If you own around Cherng Talay, Bang Tao or Layan, your buyer will ask about this. Mention it in your listing once there is something to see, but do not price for it yet. A buyer will discount a 2029 promise, and they will be right to.
If you own in Si Sunthon or Pru Jampa, your selling point has changed. It used to be price and the back roads to Bang Tao. Now it is proximity to a confirmed major destination as well. Be honest about the junction, because the buyer will drive it before they offer.
The read
ICONPHUKET is a serious group putting serious money at the top of Cherng Talay, and it makes this end of the island more complete as a place to live. It does not open until 2029, and the visitor figures are projections. Price on today’s roads, expect the junction to get busier, and let the opening be the upside.
