Why I Tell Buyers to Come to Phuket in September
The question I am asked more than any other about buying on Phuket’s west coast is when to come and look. And my answer surprises most people, because it is not December, and it is not February. If you are serious about buying well here, come in September.
I know what September is. It is the heart of the green season, the months the tourist industry politely renames because “rainy season” does not sell sun loungers. But you are not booking a beach holiday. You are trying to buy the right property at the right price, and for that job, September is the best month on the calendar. Here is why.
You will see the property telling the truth
A villa in February is a villa on its best behaviour. Dry, bright, freshly pressure-washed, every surface performing for high season. A villa in September has nothing to hide behind. You will see whether the driveway drains or ponds. You will see whether the retaining walls weep, whether the flat roof holds, whether the pool deck turns into an ice rink in the wet, whether the ceiling in the guest wing has that faint tide mark that got painted over in November.
None of this appears on a listing, and all of it costs real money after completion. In sixteen years of doing this I have learned more about build quality in one wet-season viewing than in five dry ones. Phuket’s better builders design for the rain: proper falls, generous eaves, drainage that was engineered rather than added. The rain is the fastest way to find out which kind of builder you are dealing with, and it runs the inspection for free.
You will have people’s full attention
Come in January and you are one of a dozen enquiries a developer’s sales office fielded that week. Viewings run to the clock, follow-up is slow, and nobody needs to sharpen a number, because someone on the next flight might pay the asking price.
Come in September and the dynamic reverses. Sales teams have time to actually talk, and to answer the second and third question properly. Owners of resale villas who are quietly motivated feel the length of the low season in a way they simply do not in February. Agents, lawyers, and the land office all move faster, and the conversations are better because nobody is rushing you out for the next appointment.
Nothing about the green season changes what a good property is worth, and I would never suggest the island goes on sale. What changes is posture. In September you are negotiating with people who have time and reasons to engage. In February you are negotiating with people who have neither.
You will see the version of the island you would actually live in
High season Phuket is a performance: full restaurants, full roads, forty minutes to cross Cherng Talay at the wrong hour. Green season Phuket is the resident’s island. The one where you learn what your actual drive to breakfast at Bang Tao feels like, which beach clubs stay open, what the neighbourhood sounds like when it belongs to the people who live there.
And the weather itself is misunderstood. Green season rain on the west coast mostly arrives as a hard afternoon or evening downpour that clears, not as a week of grey. Mornings are frequently bright, everything is green in a way the dry months never manage, and sunsets after rain are the best of the year. You will get wet at some point. You will also get more useful daylight than the reputation suggests. The one honest caveat: the sea is a different animal in the green season, with real surf and currents on the west-facing beaches, so respect the flags. You are here to buy a house, not to swim against the Andaman.
The honest trade
None of this is an argument against the high season. If December is when you can come, come, and the island will look magnificent for you. But if you have flexibility, understand what each season offers a buyer. The high season shows you properties at their best and a market at its busiest. The green season shows you properties as they are and a market with time to talk. For a holiday, take the first. For a purchase, I would take the second every time.
